A rooftop unit pulls a remarkable volume of water out of East Texas air, and all of it leaves through one small drain sitting in the sun. Algae, dust and roof debris block it, the pan overflows, and the water finds its way into the building through the curb. The repair is minutes of work. The ceiling grid, insulation and light fittings it ruins first are not. This is the single most common building-damage claim we see from rooftop equipment.
→A condenser coil on a roof collects pollen in spring, cottonwood in early summer and dust year round. As it loads, the unit rejects heat less effectively, runs longer, draws more current and eventually trips on high pressure during the hottest week of the year. Nothing indicates this on a thermostat. It shows up as a slightly warmer building and a slightly higher bill, until it shows up as a failure.

Left unserviced, the actuator fails or the linkage seizes and the damper stops moving. Stuck closed, you pay for cooling you could have had free. Twice a year is the minimum, and in this climate condensate drains and condenser coils frequently justify quarterly attention through the cooling season. Buildings with heavy dust, grease or vegetation loading need more again. The interval should follow what is actually on your roof rather than a standard package.
It is almost always a blocked condensate drain rather than a roof leak. The unit removes a great deal of moisture from East Texas air and it all exits through one small line that collects algae and debris on a hot roof. When it blocks, the pan overflows and the water enters through the curb. Clearing it is quick. The damage it does first is not, which is why it is worth attending immediately.
It is a damper assembly that brings in cool outside air when conditions allow, giving you cooling without running the compressors. On units that have not been serviced, the actuators and linkages commonly seize, and it stops working without any indication inside the building. We verify that the damper actually moves rather than simply recording that one is fitted.
Usually, yes. Where the new unit footprint differs from the old one, a curb adapter is fabricated and fitted, which is far less disruptive than reworking the roof opening. Done properly and correctly sealed it is a permanent solution; done badly it becomes a roof leak that gets blamed on the roofer for years.
Fifteen to twenty years is a reasonable expectation with genuine maintenance, and ten to twelve is common without it. The gap between those two numbers is almost entirely coil cleaning, drain clearing and electrical attention — inexpensive work that simply requires somebody to go up there.
