Condensate drains, and the ceiling damage they cause

A packaged unit removes a great deal of water from East Texas air, and all of it leaves through a small drain that sits on a hot roof collecting algae and debris. When it blocks, the pan overflows into the building. We attend more ceiling damage from blocked condensate drains than from actual roof leaks, and clearing one takes minutes if anybody goes up there to do it.

A rooftop condenser coil loads with pollen, cottonwood, dust and whatever the roof itself sheds. The unit does not stop working; it just rejects heat less well, runs longer, draws more current and eventually trips on high pressure during the hottest week. Because the decline is gradual, most buildings never notice until the unit fails outright.
